Rental yields, buying costs, popular areas and the real risks, so you can decide whether Dubai property fits your goals.

Real estate in Dubai can be worth it for buyers who value freehold ownership, no personal income tax and strong rental demand, provided they calculate net yield after service charges and costs, choose the right area and hold for several years. It is riskier for quick flips and hype-driven purchases.
Dubai property can be worth it for buyers who want freehold ownership, no personal income tax on rent and strong tenant demand, provided they calculate net yield after fees, pick the right area and hold for several years. It is riskier for quick flips and hype-driven purchases. This guide shows the upside, the costs that reduce returns and the risks, so you can decide on evidence.
Investors cite four main reasons:
Gross rental yield in Dubai varies by area, building age, furnishing and management. Treat any figure you see as indicative and calculate your own net yield using this formula:
Net yield = (annual rent − service charge − maintenance − management fee) ÷ (purchase price + buying costs)

Apartments often produce a higher percentage yield and suit singles, couples and short stays, but carry higher service charges per square foot. Townhouses and villas usually yield less in percentage terms, attract families on longer leases and may benefit from limited land. Compare both on net yield, not asking rent.
Buying costs add up to several percent of the price: the DLD transfer fee, agent commission plus VAT, trustee office fees and a title deed fee. Banks generally do not finance these upfront costs. Holding costs include annual service charges, maintenance, insurance and any management fee. Our guide to how to buy real estate in Dubai lists each fee, and the Property Finder DLD fees guide breaks them down further.
Possibly. Property above a set value threshold, based on its DLD-certified value, can qualify an investor for the long-term Golden Visa, according to published guidance, and mortgaged properties may also count with a bank letter. Rules change, so confirm with the DLD or the UAE government portal.
Add the buying costs to the purchase price to get your total amount invested. Take a year of rent, subtract the service charge, maintenance and any management fee, then divide that net income by your total invested. The result is noticeably lower than the gross yield quoted in adverts, so run the same steps with real quotes for any unit you consider.
Skip it if you need to sell within a year or two, cannot cover fees in cash, or are relying on headline yields and launch-day hype. Buyers who cannot tolerate price swings may prefer a smaller, ready property over a large off-plan commitment.
Dubai property is worth considering when your numbers work after costs, your area matches your goal and you can hold through a market cycle. It is a poor fit if you plan to flip fast or ignore ongoing charges.
